Q.   What price can I sell my home for?

A.   I will do a comparative market analysis which will compare your home with similar homes that are for sale now and more importantly similar homes to yours that have sold in the past 6 months.  This will let us determine a price range that your home is most likely to sell in.

Q.   Do I have to get an appraisal to sell my home?

A.   No.  The buyers lender will require them to pay for an appraisal.  You, the seller may choose to pay for an appraisal to help to price your home more competively.  Sometimes this helps to minimize negotiations especially in regard to price.

Q.   How long after closing do I have to give possession to the buyers?

A.   There is not a set number of days.  This is totally negotiable.  Typically in our area there is not a charge to the sellers for staying for up to seven days.  After that there may be a charge to the seller.  Again, this is all negotiated at the time a contract is accepted. 

Q.   How long will it take my home to sell?

A.   There is no way to know this.  It will depend on many things such as your location, the condition of the home, amenities offered among others things.  The most important factor that impacts days on the market is the price of your home.  That's why it it important to price it competively with other homes similar to it.
